New Development in Beverton
Hi
Has anyone negotiated reduced price/higher spec for the new development in Beverton?
I am worried that houses are not the bargain that they seemed 7 months ago...

I think you're right to be nervous, Nancy. New build prices are sinking just as fast as the second hand market.

Hi Nancy,

We tried to get the price down but to no avail. Those houses are now B1 energy rated and there will be solar panels for heating etc. The pre-launch offer price was a real bargain and I think now the prices are more like actual value. I am very nervous too with lay offs, financial instability and an uncertain future.

Having said that, Donabate will always have many draws for the buyer:

- Close to the beach
- Newbridge House
- Airport 10 mins away
- M1/M50
- On main train line/20 mins from Connolly
- Rogerstown development
- Excellent schools/low anti-social behaviour
- Young population


We have been told that Phase II is already selling at 5,000 Euro more than Phase I.

However, if the builder dropped prices by 10,000 Euros it would put everyone's mind at rest.

Which spec house have you bought?

Hi,
We are also very nervous with the way the property market is heading. There is supposed to be a further 10% decrease, that's roughly 35-40k with the new houses in Beverton Meadows.

On the other side of things, I think that the advantages of living in Donabate in a brand new house is worth the risk; maybe things won't be as bad as forecasted...that's me being optimistic.

Anyway, what do others think ? Are the new phases of the Meadows the same price ? Or is it better to buy second hand in Donabate ?

Maybe the new budget will set us straight ???

Like I said... I'm an optimistic !!!!!

Haven?t signed contracts yet, although developers starting to put the pressure on.... hopefully next week?s budget will give us something to bargain with....fingers crossed!

3 bed end of terrace in new development in Ballyboughal going for ?48k less than Beverton.

I'd haggle on the price. Try and get 30k knocked off, or threaten to walk away.

The reason they are putting pressure to sign is cos they're starting to sweat.
