Carrs Mills Property Prices
I know energy ratings can vary as I asked an Engineer friend who is qualified to to BER assessments why the house below in Carrs Mill got a D1 rating.

This house in Carrs Mill only got a D1 rating.

There are a lot of factors and interpretation of the factors can be down to the Engineer.

the sound proofing issue related to the new houses in carrs mill as i believe some not all are timber framed, however i think the builder may have resolved that a few years ago,the older part of carrs mill are block built and noise is not an issue

Carrs Mills Property Prices
All but 2 are block built. There was only 2 timber framed. The two detached houses. All the sound proofing even on the empty houses was done last year when everyone was having their problems. So there is nothing wrong with the houses now.

I drove into Carrs mill on Saturday to have a look at the houses as I am considering buying one and I noticed a large sign in one of the windows warning people about the various problems the residents are having with houses... can anyone reply to this ??? thanks

Finally had to get on and comment. Previous comments here are actually factually incorrect as is the sign. We bought in Carrs Mill in 2008 and our soundproofing was done before we purchased. Our neighbour on the other side hadn't had it done, but did get it done that year. We have NO SOUND issues. We hear nothing! No problem. No plumbing issues either and of course floor-boards creak! They're wood for god-sake. The builder will make sure your extra sound-proofing is done before you buy, but you just need to check the other side is done also. We are so happy in our semi-d and with our neighbours, it's a fabulous place to live, it's sad that not everyone feels the same though. I expect the de-valuation of the property is the core problem, but sure none of that matters when it's your home and you plan to live there with your family for a long time.

I feel the same as Scrumhalf on this. We moved in a couple of years ago and we are very happy in Carrs Mill.
No problem with builders or with the house.

Hi I am living in Carrs Mill and there is big issues with the sound proofing in the 5 bed houses.If you take a walk or drive into Carrs Mill you will see on the left hand side a house with all the front windows covered in yellow paper with big black marker writing stating all the things that are wrong with there house. There seems to be big issues with some people with the builders charlie and Greg.I can hear my neighbour flush the toilet , hear there tv even them talking , honest it is really bad. All you have to do is take a walk in and see for yourself that the people living in Carrs Mill are not happy with a lot of things in there house. I know that a semi 5 bed sold for 420 two weeks ago.

This latest comment is another opinion obviously ... but there are a lot of people very happy ... no doubt depends on which "side of the fence" you are. Extra sound-proofing had to be done for sure as there were complaints, but this is not an issue for those buying now and it certainly wasn't an issue for us and we remain sound free .... I hear on the grapvine that the neighbour of the sign-writer hasn't had the extra work done, which may be the problem, but I couldn't say that for sure. In any situation you get different experiences and opinions. I'm clear about mine and it's positive.

Charles Gallagher and his son Greg did not finish charm school. I imagine you could fall out with them pretty easily. They sound like they fixed the problems on most houses...

You are never going to get complete and utter silence in a detached house. Complaining about floorboards creaking seems extreme unless EVERY SINGLE BOARD creaks. We have wooden floors. One or two boards creek. We can sometimes hear our neighbours (I can't hear them farting but I can hear them playing loud music at 2am).

Having lived here since 2005 I haven ever heard any of my neighbours complain about terrible noise or awful squeaking floorboards - but we're not in the last phase houses so maybe this problem is unique to these houses.

If there is a problem I wish that the individual would sort it out with the builder rather than airing their dirty laundry in public.

I know from experience if an estate gets a local reputation for being badly built this becomes the received wisdom with locals and estate agents and, fact or not, this affects property prices.
